SALT SPK1KC INI AND TRUSTCOMMITTEE BY-LAW NO. 51 ******* ******** A* Aft ** ************ ****** ************************************************ *******£**; A BY-LAW TO DES1CKATE THE COMMUNITY PLAN FORPIERS ISLAND AS THE OFFICIAL COMMUNITY PLAN FOR THE SAIDISLAND ************************** ************ ************************************************* **********; by Section 710 of Division (1) of Part 21 of the Municipal Act the Council of a municipality may have community plans prepared and they may be expressed in maps, plans, reports or any combination of them; WHEREAS by Section 711 of the saidDivision (1), the Council of a municipality may, byby-law, designate any community plan prepared under the said Section 710 as the Official Community Plan or as part of the Official Cormunity Plan; AND WHEREAS Section 4(2) (h) of the Islands Trust Act confers on the Salt Spring Island Trust Commit te all power and authority of a municipality under Section 708 and Divisions (1), (2), (3) and (4) of Part 21 of the Municipal Act andall power and authority of a Regional District under Sections 807 to 813 of the Municipal Act; AND WHEREAS pursuant to Section 810, except subsection (4), of the Municipal Act, theSalt Spring Island Trust Committee has prepared a community plan for Piers Island, which said community plan is attachedhereto as Schedule "A", and deems it expedient to designate the said community plan asan Official Community Plan; AND WHEREAS NOW THEREFORE the Salt Spring Island Trust Committee, in open meeting assembled, enacts as follows: 1. The Community Plan attached hereto as Schedule “A” andmade a part of this by-law is hereby designated as the Piers Island Official Community Plan. 2. It recognizes the unique character of existing development on the Island, and provides for a minimal increase in existing land uses, in order to maintain a pleasant, and convenient, as well as environmentally balanced community for resi¬ denceand recreation. No existing commercial uses presently . exist on Piers Island, except for home occupa tional uses, and none are planned in the future. It sets out a schematic arrangement of major classesof both community and private land uses. It also ensures that the Island shall not be overdeveloped in the future.
